Job Description:

A Commercial Real Estate Company is currently seeking a Retail Property Manager in Birmingham, Alabama.

Candidate should be able to manage a portfolio with multiple retail centers. Must work well in a fast-paced, team oriented, deadline driven environment. Alabama Real Estate License required. Overnight travel required.

Qualifications Required

  • Bachelor’s Degree
  • Alabama Real Estate License Required or must be obtained within three months of employment
  • Reliable transportation for traveling to client sites
  • Experience in retail/commercial property management is preferred
  • Clean driving record
  • Proficient in Microsoft Word and Excel
  • Experience with MRI and Yardi is a plus
  • Supervisory skills & experience is a plus

Duties to include, but not limited to:

  • Monthly Property inspections
  • Monthly reports, including financial accountability
  • Manage all tenant and vendor communications
  • Manage owner communications, including monthly conference calls
  • Tenant retention oversight
  • Tenant documentation management
  • Lease administration, enforcement and compliance, including working knowledge of the following:
    • Defaults
    • Certificates of Insurance
    • Gross Sales
  • Accounting coordination including a working knowledge of the following:
    • Defaults
    • Rent ups
    • Annual Reconciliations
    • Budgets
    • AR/AP Coding and Approval
    • Collections
    • Cash Management
    • Property Tax Appeals
  • Vendor coordination and oversight including service agreements, bidding and insurance requirements
  • Construction Supervision for Landlord or Tenant build out and capital expense projects
  • Project Management and Bidding
